Letting Only Service

• Inspection and rental valuation of the property.
• Arranging the EPC.
• Advice to landlords on furnishings, health and safety issues
• Advertising & Marketing your property on our website, Uk's leading property portals, emailing and sending message details to all potential tenants along with newspaper advertising where appropriate.
• Accompanying all viewings.
• Extensive referencing of tenants which will include credit score, electoral information, public information such as CCJs, employer’s reference/salary details, previous Landlords reference (if appropriate) and any potential of fraud warnings.
• Preparation of Assured Shorthold Tenancy Agreement and relevant notices in accordance with the Housing Act 1988 (as amended by 1996 Housing Act).
• Collection of the first month’s rent and security deposit.
• Signing up the tenant and releasing keys.
• Preparation of a detailed inventory of property contents and condition with supporting photos
• However, the landlord will be responsible for collecting rent, maintenance of the property and dealing with other day to day issues that may arise.

Rent Collection Service

• This includes the following in addition to the above services:
• Rent collection via standing order.
• Pursuing rent arrears.
• Serving of appropriate possession notices, if required.
• Providing regular statements to landlord.

Comprehensive Full Property Management Service

• This includes the following in addition to the above services provided under Letting Only and Rent Collection:
• Transfer of utility accounts, electric, gas, council tax and water.
• Inspecting the property on the agreed intervals (quarterly or half-yearly basis) and forwarding a detailed report to the Landlord.
• Instructing tradesmen should any minor repairs or maintenance be necessary.
• Arranging garden maintenance, if required.
• Dealing with any insurance claims i.e. getting quotations, completion of claim form and arranging for any insured repairs to be carried out Xanax 0.25mg .
• After a tenancy comes to an end arranging for any repairs (if required), cleaning and closing of the utility accounts.

Above service requires minimum level of involvement from the landlord as we will manage the whole process seamlessly from start to finish.
